<\/span><\/figure><\/div>\n\n\n\nThe Ministry of Construction has recently responded to the People\u2019s Committee of Phu Yen Province regarding the request for comments on the 1\/2,000 scale zoning plan for the Hoa Tam Industrial Park, which is part of the Nam Phu Yen Economic Zone.<\/p>\n\n\n\n
According to the Phu Yen Provincial Planning for the 2021\u20132030 period, with a vision to 2050, the Hoa Tam Industrial Park is proposed to be newly established in Dong Hoa Town, within the Nam Phu Yen Economic Zone. By 2030, the area will cover 500 hectares; an additional 580 hectares is identified as potential land for expansion or new development, subject to adjustments and meeting necessary conditions \u2014 bringing the total area to 1,080 hectares.<\/p>\n\n\n\n
Additionally, in the General Plan for the Nam Phu Yen Economic Zone (to 2040) and the General Urban Plan of Dong Hoa Town (to 2035, with vision to 2050), the area proposed for the industrial park zoning (1,080ha) is designated for industrial land use.<\/p>\n\n\n\n
Therefore, the Ministry of Construction considers the zoning plan for the industrial park a necessary step to facilitate subsequent investment and construction phases and ensure effective management. The plan is basically aligned with the orientations of the provincial, economic zone, and urban plans regarding the scale and designated land use for industrial purposes.<\/p>\n\n\n\n
To finalize the plan, the Ministry recommends that Phu Yen Province pay attention to the planning, investment, and construction of the potential expansion or newly established 580ha area. This must comply with the requirements and conditions set out in Decision No. 1746\/Q\u0110-TTg dated December 30, 2023, by the Prime Minister.<\/p>\n\n\n\n
Furthermore, it is necessary to consider the resettlement, job transition, and livelihood support for households within the planning area, ensuring compliance with social security and legal regulations. It\u2019s also important to ensure that land allocated for traffic and green spaces accounts for at least 10% of the total area (excluding internal roads and green space within production facilities), and maintain proper environmental safety distances.<\/p>\n\n\n\n
The Ministry also advises the provincial authorities to review the reduction of forest land and rice-growing areas to ensure legal compliance and alignment with higher-level plans; and to review the planning of technical infrastructure systems to ensure integrated connectivity inside and outside the industrial park.<\/p>\n\n\n\n
Notably, the Hoa Tam Industrial Park is expected to employ approximately 40,000 workers. Therefore, the People\u2019s Committee of Phu Yen must direct the simultaneous implementation of related urban and construction plans and invest in housing and technical\/social infrastructure to serve workers, in accordance with regulations.<\/p>\n\n\n\n
According to the plan, the zoning area for the Hoa Tam Industrial Park covers approximately 1,115 hectares. This includes 1,080ha for the industrial park itself, 20ha for the administrative center serving Bai Goc Port and the park, and 15ha designated for studying and assessing residential conditions outside the Bai Goc mountain area.<\/p>\n\n\n\n
By 2030, in addition to the Hoa Tam Industrial Park, Phu Yen Province is also expected to establish several other new industrial parks, including: a 252ha high-tech industrial park, the 67ha Hoa Xuan Tay Industrial Park (Dong Hoa Town), the 100ha Hoa Xuan Dong Industrial Park (Dong Hoa Town), and the 100ha Hoa Thanh Industrial Park (in both Dong Hoa Town and Tuy Hoa City).<\/p>\n\n\n\n
Potential parks that may be expanded or newly developed (pending land use adjustments and fulfillment of regulatory conditions) include: 387ha in Hoa Xuan Tay, 320ha in Hoa Xuan Dong, 354ha for an airport logistics park, and 372ha in Hoa Thanh (all within Dong Hoa Town).<\/p>\n\n\n\n
Priority will be given to competitive industrial sectors such as metallurgy, oil refining and petrochemicals, energy production, chemicals, agricultural-forestry-fishery processing, and mechanical engineering. Development will focus on marine economy-linked industries and existing sectors, oriented toward refined, deep-processed products with high technology content, low environmental impact, and high added value.<\/p>","protected":false},"excerpt":{"rendered":"
